A very comfortable and tastefully furnished Grade II listed cottage steeped in local history and with pleasant views of the Salcombe estuary from the first floor.  Following extensive refurbishment (in 2013), the cottage - used as the town's post office until shortly after WW2 - is presented and equipped to a very good standard, and is ideally located in pretty Buckley Street for quick and easy access to/from the town and local sandy beaches - Salcombe's array of boutique shops, pubs, galleries and waterfront are just a few short steps away.

LOCATION The cottage is in Buckley Street, a narrow lane sitting above picturesque Fore Street and just a few yards from Salcombe town centre.  The famous harbour and estuary, popular with sailors and other watersports enthusiasts, is within 50m or so of the cottage, whilst the beautiful beaches of East Portlemouth and Millbay can be accessed via a small passenger ferry that runs from the town all year round.

VIEWS From each of the bedrooms there are pleasant views over neighbouring cottages of Salcombe harbour and the countryside beyond.

ENTRANCE A painted wooden door leads directly in from Buckley Street to a spacious porch with stone tield flooring off which is a small CLOAKROOM with w.c. and stone basin.

KITCHEN/DINING/SITTING ROOM The very cosy and cleverly designed ground floor living accommodation is mostly open-plan (in the shape of horse-shoe), divided by steep stairs leading up to the bedrooms.  The hand crafted oak kitchen is fitted with a range of base and wall units, stunning marble worktop, four ring ceramic hob, electric oven, integrated slimline dishwasher and freezer, as well as a microwave and double sink.  A fridge and two wine racks are fitted just around the corner in the adjacent dining area.  This good-sized room has a wooden table seating six, a small sofa, additional chairs and a window seat overlooking Buckley Street - it also has folding glass doors that open out onto the rear courtyard.  The kitchen opens out into a comfortable sitting area with large sofa, wing-backed armchairs, window seat, flatscreen TV (with DVD player) and feature Inglenook fireplace with gas stove.

BEDROOMS Three in total, all on the first floor.  The en suite master bedroom has a King-size bed, bedside table, chair (to take in the lovely view), drawers, and hanging rail.  A small, fully tiled en suite has a spacious shower cubicle, w.c., wash-hand basin, shaver point and heated towel rail.  A light and sunny twin bedroom also has estuary views and is fitted with two single beds, bedside units, chair, and fitted wardrobe with shelving.  The third bedroom (with a limited estuary view) has a double bed with iron bedstead, bedside units, fitted wardrobe and shelving. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATH/SHOWER ROOMS In addition to the en suite (above) there is a delightful, fully tiled, family bathroom at first floor level with bath, shower (over), additional hand-held shower, w.c., stone basin with fitted cupboard, and heated towel rail.

UTILITY ROOM A small outer room adjacent to the kitchen (accessed via the courtyard) with washer/dryer.

OUTSIDE To the rear of the cottage is a small cobbled courtyard with garden table, chairs and wooden bench - this area captures the sun for most of the day.  Additional seating to the side as well as two bedded areas at the front of the cottage.  N.B. There is a right of way at the side of the cottage offering access to three neighbouring properties.

PARKING A parking pass for one car is provided for the long-stay car park (approx. 5-7 mins walk away) - additional parking permits are available at cost.

OTHER INFORMATION Attractive stone tiles throughout the ground floor, and in the family bathroom. Reclaimed wooden flooring in the bedrooms and landing/stairs (which are also partly carpeted).  Gas fired heating (mostly under-floor) and hot water.  Wireless broadband internet available.  Strictly no smokers or pets allowed.  For reasons of safety (namely, the steep stairs to the first floor) children under 10 years of age are not permitted.
