This very well equipped and presented terraced holiday home was extensively refurbished and tastefully furnished in 2013. The two-storey cottage has superb views of the River Dart (as its name would suggest!) and offers a very comfortable retreat for holiday guests seeking high standard accommodation within a short walk of the town.

LOCATION The cottage is in Above Town, a narrow lane (steep in places) that runs 'above' and parallel to the River Dart.  Dartmouth's boutiques, restaurants and tea rooms, as well as the river itself are just 5-10 minutes walk away.  Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.

VIEWS Extensive river views from the ground floor sitting room and terrace, with better, elevated views still from the first floor master bedroom.

ENTRANCE From the front terrace a door leads into a lobby/hallway offering level access to the living accommodation, and stairs to the first floor. 

SITTING/DINING ROOM The delightful sitting room has a two-seater sofa, two 'Laura Ashley' armchairs, an attractive bay window seat (to take in the superb views), coffee table, decorative fireplace, flatscreen TV, DVD player and FM radio/docking unit.  The dining area has large round farmhouse table and chairs to seat four, and side table.  A door leads through to the kitchen. 

KITCHEN The stylishly presented kitchen has cream 'Shaker' style units, granite worktops, four-ring ceramic hob, electric oven, fridge/freezer and dishwasher. The washing machine and microwave are stored in the cupboard under the stairs.

BEDROOMS Two, both on the first floor.  The lovely master bedroom has panoramic views, King-size wrought-iron bed, bedside units, built-in cupboards, decorative fireplace, chair, and door to small balcony. Also at this level is a second bedroom with wooden double bed, bedside units and wardrobe. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS On the ground floor is a fully tiled shower room with electric shower, w.c., wash-hand basin and heated towel rail.  On the first floor is a beautiful family bathroom with bath, shower (over), w.c., wash-hand basin, heated towel rail and shaver point.

OUTSIDE The terrace to the front of the cottage has a table, four chairs and parasol - the perfect position from which to enjoy the lovely views on a sunny day (N.B. There is a right of way across this area to the neighbouring cottage).  To the rear is an area of steeply sloping garden.

PARKING *A Seasonal parking pass is provided for the Mayors Avenue car park from 28th March 2014 for 6 months.

OTHER INFORMATION The ground floor sitting room and dining area has beautiful wooden flooring, with carpets on the stairs and in both bedrooms.  Oil fired central heating and instant hot water via combi boiler. Wireless broadband internet available.  Strictly no smoking or pets permitted.
