3 Moult Farm Cottages is a comfortably furnished and well equipped barn within a small development just yards from dog-friendly North Sands beach and the famous 'Winking Prawn'  brasserie.  The property is presented to a good standard throughout and is ideally located for younger families or walkers looking for quick and easy access to/from the local sandy beaches.

LOCATION Moult Farm Cottages are located in a private lane set back just 100m or so from North Sands beach.   Salcombe's array of boutique shops, pubs, galleries and waterfront are a pleasant 10-15 minutes walk away in one direction whilst South Sands beach, Overbecks (National Trust house and gardens) and the South Devon Coastal Path are a short drive away in the other.

ENTRANCE The main entrance leads directly into the ground floor living accommodation

KITCHEN The well maintained spacious kitchen has fitted cupboards and wall units, electric cooker, fridge/freezer, dishwasher, washing machine and microwave.

SITTING/DINING ROOM The light and bright sitting area has two comfortable double sofas, armchair, coffee table and matching units, flatscreen TV with Sky and DVD player.  The dining area has a white wooden table seating up to 6.  Stairs lead up to the first floor bedrooms.

BEDROOMS Three in total, all on the first floor.  The master bedroom has a Double wooden-framed bed, bedside units, wardrobe/drawers, chair and basin. A spacious twin bedroom is fitted with two single beds, bedside unit, wardrobe/drawers, chair and basin.  The third bedroom has a King-size bed, bedside units, wardrobe/drawers and chair. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATHROOM A newly upgraded and fully tiled family bathroom at first floor level with bath, electric shower (over), and wash-hand basin. Separate CLOAKROOM with w.c. and basin

BABY FRIENDLY EQUIPMENT A travel cot, high chair and stairgate are supplied

OUTSIDE To the front of the property is a stone and paved terrace with wooden table and four chairs.

PARKING For 1 car (allocated) in front of the house and 1-2 cars in the adjacent lane (spaces not allocated)

OTHER INFORMATION Mostly carpeted on the ground floor and throughout all bedroom.  Electric heating with hot water via immersion.  Wireless broadband internet available.  Strictly no smokers allowed but one well-behaved dog is permitted (at additional cost).
