Cyder House is a cosy, traditional cottage, refurbished and equipped to a very good standard, and with ample parking for up to three cars.  The deceptively spacious ground floor living accommodation is supplemented by four good size bedrooms above making it a charming retreat for families or couples in this most picturesque of South Devon villages.   The cottage which combines the benefits of modern comfort with many original features - is just 30m or so from the lovely village pub and within a short boat ride of both Salcombe and Kingsbridge!

LOCATION The cottage is in the heart of South Pool, one of the South Hams' most scenic and popular villages, quietly located on the Salcombe/Kingsbridge estuary and surrounded by Devonshire lanes and rolling countryside.  There are superb beaches at East Portlemouth (approx. 3.5 miles away), a popular and award wining pub with good food just across the road, whilst nearby Frogmore has a very good shop and bakery.

ENTRANCE The main entrance leads into a hallway, off which is the kitchen to one side and sitting room to the other.
 
KITCHEN/DINING ROOM The stylishly presented and recently refurbished kitchen has Shaker-style units plus central island, attractive worktops, halogen hob, electric double oven, integrated fridge/freezer, dishwasher, washing machine and Nespresso coffee machine.  A dining area has a table, eight chairs and sofa.  Door out to drive and rear terrace/garden.

SITTING ROOM The spacious sitting room has two large sofas, armchairs (one for younger children only), window seat, original stone fireplace with wood-burning stove (logs supplied for first fire), 38" flatscreen TV (with Freeview) and DVD player.  A winding stone staircase leads up to the family bathroom and bedrooms beyond.

BEDROOMS Four in total.  The master double bedroom has a King-size bed, bedside units, wardrobe and fully tiled en suite with large shower cubicle (with rain-head shower), w.c., wash-hand basin, heated towel rail and under-floor heating.  The adjacent twin bedroom has two single beds, bedside unit, hanging space and drawers.  At the other end of the cottage is a second double bedroom with King-size bed, bedside units, wardrobe and hairdryer.  The room beyond this is a single with brass-framed bed, bedside table and fitted wardrobe.  All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS In addition to the en suite (above) is a stunning, fully tiled family bathroom towards the top of the stairs, with free-standing bath, large shower cubicle (with rain-head shower), w.c., wash-hand basin, heated towel rail and under-floor heating.

BABY FRIENDLY EQUIPMENT A travel cot and high chair are supplied free of charge.

OUTSIDE At the rear of the cottage is a large, 'play' terrace area (above the garage) as well as a second, dining patio with table and chairs. Please note children must be supervised in the garden, as there a number of steps.

PARKING Off road, private parking for 2-3 cars to the side and rear. Please note guests do not have access to the garage.

OTHER INFORMATION Mostly carpet throughout with tiled flooring in the bathrooms and kitchen.  Oil fired central heating and hot water. Wireless broadband internet available.  Strictly no smoking.  One small, well-behaved dog permitted.
