LOCATION This delightful detached house is located in the heart of the village of Malborough. The village has a post office, garage/shop, a well equipped children's playground and two pubs serving food and is just a short five minute drive from the picturesque sailing town of Salcombe with its beaches, waterfront, shops and restaurants. There is also a cycle path with lovely estuary views from Malborough to Salcombe. The pretty villages of Hope Cove and Thurlestone with fabulous beaches and access to miles of coastal path are close by, whilst Bantham beach, popular with surfers from far and wide is just a 10 minute drive away.

ENTRANCE A large galleried entrance hall leads into the property with access to the ground floor living accommodation, door leading to the UTILITY ROOM with a washing machine, tumble dryer and sink.

KITCHEN/DINING/SITTING ROOM A spacious and light open plan living space containing the kitchen/dining area and sitting room. The stylish kitchen has a central island unit, fridge, freezer, wine cooler, Quooker boiling water tap, dishwasher, microwave and Rangemaster gas cooker, whilst the dining area has a large table with bench seating for eight. Bi-folding patio doors lead out to a lovely sunny rear marble terrace and large garden - perfect for enjoying the delightful rural views and with glimpses of the Salcombe Estuary. The sitting area has two comfortable sofas and wall mounted flat screen TV. In the dividing wall there is a beautiful open log fire which can be enjoyed from the lounge area in the adjacent room.

LOUNGE
A stylishly furnished and comfortable room with an L-shaped chaise sofa, chair, coffee table and wall mounted flatscreen TV.  Patio doors open out to the garden.

BEDROOMS Four in total.  On the ground floor is a pretty South-facing bedroom with double bed, wardrobe, chest of drawers and French windows out to the garden with lovely views across the neighbouring fields. Also on the lower level is a twin bedroom with two single beds, a fitted cupboard, chest of drawers and views across the front garden. Two further bedrooms on the first floor include a South-facing double with King-size bed, fitted wardrobes and lovely views across the estuary and neighbouring fields. Finally, there is a spacious en suite master bedroom with King size double bed, walk-in wardrobe, fitted chest of drawers and flatscreen TV.  The en-suite bathroom has a raised bath, separate shower cubicle, w.c and basin. Both bedroom and bathroom have lovely views across the neighbouring fields and the estuary. N.B. All duvets, pillows, towels and bed linen are provided (excluding beach towels). 

BATH/SHOWER ROOMS In addition to the en suite (above) is a fully tiled white bathroom suite on the ground floor, comprising large bath, separate shower cubicle, basin, w.c. and heated towel rail, and a fully tiled shower room (first floor)comprising a rainhead shower, basin, w.c. and heated towel rail.

BABY FRIENDLY EQUIPMENT
A cot (own linen required), highchair, stair-gate, plastic cutlery and plates are provided.

OUTSIDE Garden to the front and rear of the house with two large patio areas and a large storage shed. Patio furniture and a barbecue.

PARKING For three cars on a private driveway.
