A deceptively spacious and comfortable property sitting proudly above the town with clear and uninterrupted views along the Salcombe estuary. Something of a local landmark in its elevated position, this late 19th Century house has been converted into three apartments in recent years with the main holiday accommodation divided over two floors and offering exclusive access to the large garden. Much of the property has been recently refurbished and it is suited to family groups or perhaps two couples looking for a centrally located house with lovely views and off-road parking.

LOCATION The property is located towards the lower end of Devon Road with just a 5-7 minutes downhill walk into Salcombe and its array of boutiques, pubs, restaurants and famous waterfront.  The sandy beaches of East Portlemouth and Millbay can be reached quickly and easily via the small passenger ferry that runs to/from the harbour all year round.

VIEWS Stunning views along the Salcombe estuary towards Snapes Point and South Pool Creek and across to East Portlemouth beach, from each of the rooms on the front elevation and the garden/terrace.

ENTRANCE An outer door (unlocked) leads into a glazed porch area with the main entrance door offering access into the property at the first floor level.  A further door from the hallway leads into the accommodation with two bedrooms and shower room on this floor.

SITTING/DINING ROOM On the ground floor, and with panoramic views, is a comfortably furnished sitting room with double sofa, armchairs, chaise longue, coffee table, feature stone fireplace, flat-screen TV, DVD player and DAB radio/MP3 hi-fi.  Glass door leads out to the garden.  The dining area has an ash table seating eight comfortably.

KITCHEN/BREAKFAST ROOM A newly refurbished and extended kitchen has sleek fitted units, four ring gas hob, electric double oven, American fridge/freezer, dishwasher, washer/dryer, microwave and wine cooler.  The room extends out towards a bright and sunny breakfast area with table, four chairs and wonderful views.  A door leads out to the side of the house with access to garden and parking area. 

BEDROOMS Three in total.  On the first floor is a large bedroom with double bed, bedside units, drawers, wardrobe, chairs and estuary views.  Door out to balcony with table and two chairs.  Also at first floor level is a twin bedroom with two single beds, bedside units, fitted wardrobes, drawers and basin.  On the ground floor is a further double bedroom with lovely oak flooring, bedside units, wardrobe, drawers, chairs and doors to rear courtyard.  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATHROOMS On the first floor is a newly fitted, tiled family bathroom with bath, rainhead shower (over), w.c., heated towel rail and wash-hand basin.  On the ground floor is a stylishly presented shower room with rainhead shower, w.c . and wash-hand basin, heated towel rail.  

OUTSIDE To the front of the house is an attractive area of tiered garden (over four levels) with some stone terracing and garden furniture.  There is also a balcony at first floor level

PARKING Off-road parking for one medium sized car.

OTHER INFORMATION The house is fully double-glazed and enjoys the benefits of gas-fired central heating and hot water.  Oak flooring or carpet in most rooms. Wireless broadband internet available.  Strictly no smoking or dogs permitted. Due to the nature of the tiered garden, it is suggested that young children are supervised.
