Coltscombe Court is a handsome 18th Century farmhouse located in a delightful valley on the edge of Start, a small hamlet just a mile or so from the picturesque village of Slapton. The spacious and well-presented accommodation is divided over four floors in total and is ideally suited to either large family parties or groups of couples looking for a traditional cottage retreat in a delightful rural setting. The farmhouse is set in extensive, landscaped grounds with areas of manicured lawn and with substantial terraces, perfect for entertaining and al fresco dining. There is also a large, gated driveway with space for at least four cars.
LOCATION Coltscombe Court is located in a tranquil South Hams valley just a mile from the pretty village of Slapton with its narrow winding lanes and traditional cottages. The village has two pubs, a church and general store, and is just a short drive from historic Slapton Sands beach and the Slapton Ley nature reserve. Slapton is conveniently situated between the towns of Dartmouth and Kingsbridge (each around 8 miles away) and within just a mile or so of the South West Coast Path.
ENTRANCE Steps lead up to an open porch and through to an impressive entrance hall. This in turn leads into the ground floor accommodation with stairs leading up to the first floor bedrooms.
KITCHEN/BREAKFAST ROOM A large, traditional farmhouse kitchen with Shaker-style units and central island, wooden worktops, three-oven Aga (not available for holiday guests), four-ring halogen hob, integrated double oven, fridge, freezer, microwave, dishwasher, radio and iPod docking unit. The kitchen/breakfast table can seat up to ten. At basement level (below the kitchen) is a UTILITY ROOM with washing machine, tumble dryer and additional freezer. There is also a full sized pool table at basement level which requires 0.50p to play.
SNUG Adjacent to the kitchen is cosy 'snug' with views over the valley to open farmland beyond. The room is well presented and furnished with two double sofas, coffee table and TV. The central feature is a lovely brick and marble fireplace with open fire.
LOUNGE Also on the ground floor is a second sitting area overlooking the gardens with L-shaped leather sofa and chair, bookshelves and wood-burning stove (logs supplied for first fire).
DINING ROOM A private room for more formal dining, close to the kitchen, with large table seating eight in total.
BEDROOMS Four in total, all on the first floor. The master en suite has a super-King size bed (6'), bedside tables, wardrobe and decorative fireplace. The en suite bathroom has a bath, separate shower, w.c. and basin. The second bedroom has a King-size bed and the third a double bed - each has bedside tables and a wardrobe. Bedroom four is a twin with two single beds and bedside tables. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.
BATHROOMS In addition to the en suite (above) there are two further bathrooms on the first floor. The main family bathroom has a corner spa bath, separate shower cubicle, w.c., basin and heated towel rail. A second, smaller bathroom features a bath with shower (over), w.c., basin and heated towel rail.
STUDIO SITTING ROOM The second floor attic studio has been converted to a magnificent sitting room (c1000 sq ft.) with 46" flatscreen TV, surround sound system and DVD player, two large double sofas and two armchairs. There is also an office/study area with desk and chair.
OUTSIDE To the front of the house is a South-facing terrace with steps down to a formal lawned area.To the side is another terrace with table and chairs with steps leading down to the parking area. (Please note: The lower gardens lead to a stream and pond and access is strictly not permitted for safety reasons).
PARKING There are two parking areas including two parking spaces directly outside the property and a lower level gated large gravelled drive, spacious enough for 4-5 cars in total.
OTHER INFORMATION Slate tiled flooring in kitchen with carpet in most other rooms. Oil-fired central heating and hot water. Telephone (for local calls only), and wireless broadband internet available. Strictly no smokers or pets permitted. Due to the width of the stairs, stairgates are not able to be fitted to any of the stairwells.
