LOCATION Combe Farm is in an idyllic country setting close to the hamlet of Ashford, with Bigbury on Sea with its Blue Flag award beach just 5 miles away. The market town of Kingsbridge is close by and it is only 9 miles to the famous sailing town of Salcombe, The Stable is an ideal base for those wishing to explore the local beaches or enjoy walks along the South West Coastal Path.
ENTRANCE The entrance hallway offers level access to two bedrooms with steps down to the kitchen and dining room.
KITCHEN/BREAKFAST ROOM A superb kitchen has Shaker-style cream units and granite worktops, four-ring halogen hob and electric oven, integrated dishwasher, fridge, freezer and microwave. There is also a wooden table with four chairs. A door leads through into a large UTILITY ROOM with washing machine and tumble dryer.
DINING ROOM At the same level is a private dining area with large wooden table seating eight comfortably, an ideal room for entertaining.
SITTING ROOM On the upper-level is a very spacious living area running the entire length of the barn. At one end of the room is a large L-shaped sofa, double sofa and 47" flatscreen TV with FreeSat and BlueRay player whilst at the other is a reading/family area with sofa, armchairs and log-effect gas stove.
BEDROOMS Three in total. The stunning en suite master bedroom has a King-size wooden framed bed (5'), matching bedside units and walk-in wardrobe. The mostly tiled en suite has a corner bath, separate shower cubicle (with rainhead shower and hand-held attachment), wash-hand basin, heated towel rail and w.c. The second double room has a King-size wooden framed bed (5'), matching bedside units and wardrobe with drawers. The third bedroom is an en suite twin with two wooden-framed beds, bedside unit and wardrobe. The modern, mostly tiled en suite has a shower, wash-hand basin, heated towel rail and w.c. All duvets, pillows, linen and towels are provided. Tenants will require beach and tea towels.
BATH/SHOWER ROOMS In addition to the two en suites (above) is a family shower room (adjacent to the kitchen) comprising shower cubicle, wash-hand basin, heated towel rail and w.c.
PLAY ROOM At the first floor level is a children's play room with TV, Xbox and games, various toys and games, and air hockey table - ideal for those occasional rainy days!
OUTSIDE To the front of the property is a communal area of lawn whilst to the rear is a private garden with pond, patio furniture, sun loungers, swing chair, gas barbeque and storage shed.
PARKING Allocated spaces for two cars with additional visitor parking usually available.
BABY FRIENDLY FACILITIES One cot bed plus one travel cot and a high chair are provided.
OTHER INFORMATION Wireless broadband internet available. Hot water and central heating are provided by an oil-fired burner. Mostly carpeted but with tiled flooring in kitchen and bathrooms. Strictly no smoking or pets permitted.
