Swallowdale is a stunning new holiday home (constructed in 2011/12) within just a few minutes walk of Thurlestone village and the beautiful South Devon coastline. This delightful detached house has been presented and equipped to a very high standard throughout and is ideally suited to family parties or up to three couples looking for comfortable and tastefully furnished accommodation within easy reach of this picturesque Devon village.
LOCATION The house sits within a small development of new houses on the edge of the village. Thurlestone's famous 4-Star hotel - with its Par 3 golf course, popular restaurant and pub - the village stores/post office, and the challenging 18-hole links golf course are around mile away. There are a number of popular beaches nearby whilst the famous sailing waters of Salcombe are within a pleasant 10-15 minute drive.
VIEWS Lovely views across country fields and wetlands towards the golf course. The area is a perfect spot for bird watching as it attracts up to 200 species each year, including rare waders, sandpipers and even the occasional egret!
ENTRANCE From the driveway there is quick access (via steps or ramp) to the spacious main entrance, as well as a side door that leads into the utility room. The entrance hallway (at the half-level) offers quick access to the master bedroom one short set of wooden stairs/steps lead up to the living accommodation, whilst another lead down to two further bedrooms and the garden room.
KITCHEN A stunning, very well equipped kitchen has tiled flooring (with under-floor heating), stylish wenge units, corian worktops, five-ring induction hob, electric oven, multi-function microwave/grill/oven and warming drawer, American fridge/freezer (with water/ice dispenser), integrated dishwasher, and CD/iPod dock. The sitting room has a high vaulted ceiling and lovely views over the neighbouring wetlands, and is tastefully furnished with two large leather sofas, matching armchairs, coffee table, sideboard, flatscreen 3D TV with Sky+ HD, 3D/Blu-ray DVD player and cinema surround sound system. BEDROOMS Three available in total - all with lovely views of the surrounding countryside and wetlands - and including two with en suite bath/shower rooms. The master bedroom has a wooden-framed King size bed, matching oak bedside units, dressing table, stool, drawers and wardrobe, and French doors out to the balcony. The beautiful en suite bathroom has under-floor heating, bath, separate shower cubicle, wash-hand basin, w.c. and heated towel rail. A second double (at garden level) has a black leather-framed King-size bed, matching bedside units and drawers, an oak wardrobe, and French doors leading out to the garden. The en suite shower room has a large shower cubicle, wash-hand basin, w.c. and heated towel rail. Also on this floor is a twin room with two single beds (can be zipped together to create a super-King size double on request), pine drawers and fitted wardrobe. Once again, French doors lead out from the bedroom to the garden. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.
BABY FRIENDLY FACILITIES A travel cot, high chair, playpen and plastic cutlery and crockery are available.
BATHROOM In addition to the two en suites (above) is a family bedroom adjacent to the twin room, with bath, shower (over), w.c., wash-hand basin, heated towel rail and under-floor heating. There is also an outside shower adjoining the garage (ideal for cleaning sandy children or muddy feet/wellies!)
GARDEN ROOM At lower ground floor level is a very large garden/games room with folding glass doors out to the terrace and garden. The room is furnished with a large L-shaped sofa, widescreen TV, Nintendo Wii, Xbox, and chest of drawers with board games etc. it also enjoys the benefit of a full-sized pool table.
OUTSIDE To the rear of the house is a good-sized terrace with table, two stools and four cast-iron chairs, as well as a pleasant garden laid mainly to lawn. The spacious first floor balcony has a large wooden table, bench and chairs, plus gas barbecue. There is also a store room adjacent to the garage ideal for drying beach clothing/wetsuits etc.
PARKING Off road parking on large, private drive for up to three cars and a boat trailer.
OTHER INFORMATION The house is mostly triple-glazed and enjoys the benefits of air sourced heating and hot water, and has under floor heating throughout. Wireless broadband internet available. Telephone available for local and incoming calls only (Please note that mobile signals are variable in this area of the village). Strictly no smokers or pets permitted.
