A comfortable and conveniently located semi-detached holiday home, presented and equipped to a good standard throughout and ideally set up for family groups looking to explore Salcombe and the South Hams. The accommodation has been upgraded in advance of the 2014 and features a lovely new kitchen and dining area, as well as a very cosy sitting room with open fire. The property also benefits from gardens to the front and rear, and is within just a few minutes walk of the long-stay car park.

LOCATION The property is in Island Street, just a short, level walk from Salcombe's famous waterfront, boutiques, cafes and restaurants.  The East Portlemouth passenger ferry runs to and from the town throughout the year to the sandy beaches on the opposite side of Salcombe's stunning harbour

VIEWS The property has limited views of the estuary towards Shadycombe Creek, and across the boatyards to surrounding countryside beyond

ENTRANCE Steps lead up from Island Street to the main entrance at ground floor level

SITTING ROOM A very cosy and attractively furnished sitting room has two double sofas, two armchairs, dresser, coffee table, flatscreen TV, DVD player, and open fireplace with brick surround.

KITCHEN/DINING ROOM The newly refurbished open-plan kitchen has a range of Shaker-style fitted units, attractive wood-effect worktops, four ring electric hob and oven, microwave, fridge (with freezer compt.), integrated dishwasher and washing machine.  The sunny dining area has a table with six chairs, dresser and double glass doors out to the rear courtyard and garden.

BEDROOMS The good-sized master bedroom (at first floor level) overlooking Island Street has a pine double bed, bedside units, wardrobe, and drawers.  The second bedroom also has a pine double bed, bedside units and wardrobe, also at this level is a single bedroom. Bedroom four (at attic level) has a third double bed, bedside units and drawers. N.B. All duvets, pillows, bed linen and towels are supplied - tenants just need to bring beach and tea towels.

BATHROOM On the first floor is a modern fitted bathroom suite with bath, shower (over), w.c., wash-hand basin and heated towel rail.  There is also a CLOAKROOM at ground floor level with w.c. and basin.

OUTSIDE To the rear of the property is a small courtyard with table and two chairs, beyond which is a raised area of lawn (sloping).  The front garden is also laid mainly to lawn.  Garden table with chairs and parasol are available.

PARKING A seasonal parking pass is provided for the long stay car park (April to October) approximately 5 minutes' walk away.

OTHER INFORMATION Mostly carpet throughout with wood laminated flooring in the kitchen and dining area.  Electric heating and instant hot water via combination boiler.  Strictly no smoking or pets permitted.  Wireless broadband internet available.
