Oversteps House is a stunning waterfront house sleeping up to 16 people in an idyllic location overlooking South Sands beach in Salcombe. Originally constructed in 1901 this imposing holiday property was extensively re-furbished in 2013 to the very highest of standards, and is cleverly designed to be used either as a spacious and luxurious eight-bedroomed house, or as two delightful four-bedroomed apartments.

The three-storey accommodation offers a superb base for larger group holidays, wedding parties, family celebrations or perhaps up to 6-7 couples in a beautiful setting just a few minutes walk from the beach and Salcombe's picturesque sailing harbour.

LOCATION Set in an elevated position above South Sands, Oversteps House is just 100m or so from this unspoilt Blue Flag sandy beach and the stylish South Sands boutique hotel and restaurant, serving locally caught seafood. South Sands also offers a full range of watersports facilities during the main season including sailing tuition, sea kayaking and paddle-boarding.  A water ferry service runs from the beach to Salcombe every 30 minutes throughout the season, but for those who prefer to walk, the town is a scenic 20-25 minute stroll away (with North Sands beach and The Winking Prawn restaurant conveniently situated for refreshments along the way!)

ENTRANCE
The ground floor rear entrance leads into a small hallway off which are stairs to the upper floors and a connecting door through to Peninsula Apartment at ground floor level.

Peninsula Apartment

ACCOMMODATION A very tastefully presented apartment ideally suited to an extended family or 2-3 couples, and with direct access to the large front terrace and decking area.

VIEWS Lovely views through and over woodland towards South Sands and the sea beyond.

SITTING ROOM This light and bright dual-aspect living space is very comfortably furnished with three double sofas, window seat, coffee table, wall-mounted flatscreen Smart TV (with Sky), DVD player, and contemporary feature fire. A set of triple French doors lead out onto the terrace.

KITCHEN/DINING ROOM The open plan accommodation extends into a stylish kitchen and dining area. The kitchen is fitted with elegant white gloss units and silestone worktop, and a range of Neff equipment including four-ring halogen hob, integrated electric oven, microwave and dishwasher, and fridge/freezer. A further set of French doors open onto the terrace (can also be used as an entrance for guests at Peninsula). A sleek dining table can seat up to 8 people.

BEDROOMS Four in total, all of which are at ground floor level. Two steps lead down from the sitting room to a spacious en suite double bedroom (Paris), which has a Queen-size bed, bedside units, hanging rail, TV, and glass breakfast table with four chairs. French doors open to the terrace. The stunning en suite shower room has large shower unit, vanity unit/wash-hand basin, w.c., heated towel rail and shaver point. The beautiful master en suite bedroom (Emilia) has a super-King size bed, matching bedside units, dressing table and stool, wardrobe and additional hanging rail, TV, as well as French doors and lovely views. Glass saloon doors divide the bedroom from a spacious en suite with freestanding bath, hand-held shower, vanity unit/wash-hand basin, w.c., heated towel rail and shaver point. A third double (Juliet) also has a super-King size bed, matching bedside units, dressing table and chair, small wardrobe, TV, and French doors leading to the terrace and decking. A small fourth bedroom (Hero), for younger children only, is fitted with cabin beds, dressing table and TV/DVD player. N.B. All duvets, pillows, linen and towels are provided. Tenants will need to bring beach towels.

BATH/SHOWER ROOMS In addition to the two en suites (above) is a family bathroom (adjacent to Hero and Juliet bedrooms) comprising bath, shower (over), vanity unit/wash-hand basin, w.c., heated towel rail and shaver point.

UTILITY ROOM A small utility area has a washing machine and tumble dryer.

OUTSIDE A large area of gravelled terrace extends out to wooden decking overlooking the beach and out to sea. A large wooden table with bench seating accommodates 8-10 people comfortably.

Penthouse Apartment

ACCOMMODATION A luxurious two-storey apartment ideally suited to an extended family or up to 4 couples, and with direct access to the extensive balcony at first floor level.

VIEWS Superb, elevated views through and over woodland towards South Sands and the sea beyond.

KITCHEN/DINING ROOM A very sunny and spacious kitchen is fitted with elegant white gloss units and silestone worktop, and a range of Neff equipment including five-ring halogen hob, integrated electric oven, microwave and dishwasher, and fridge/freezer, Nespresso coffee machine and iPod dock. Two sets of French doors open onto the balcony. A sleek dining table can seat up to 8 people (N.B. this can be extended for larger dinner parties using sections from the table in Peninsula). There are also two breakfast stools and a leather bench seat.

SITTING ROOM A very comfortably furnished dual aspect living room has fantastic views, three double leather sofas, window seat, glass coffee table, large rug, wall-mounted flatscreen Smart TV (with Sky), DVD player, and contemporary feature fire. A set of French doors lead out onto the balcony.

BEDROOMS
 Four in total, two at each level. Three steps lead down from the sitting room to a double bedroom (Angelo), which has a King-size bed, bedside units, dressing table and stool, hanging rail and TV. A beautiful en suite bedroom at this level (Cassio) has a super-King size bed, matching bedside units, dressing table and stool, wardrobe and TV, as well as French doors out to a private balcony. The spacious en suite has a bath, shower (over), vanity unit/wash-hand basin, w.c., heated towel rail and shaver point. A third double (Lucio) on the second floor has a King size bed, matching bedside units, dressing table and stool, small wardrobe, TV, and magnificent views. An adjacent shower room has a large shower unit, vanity unit/wash-hand basin, w.c., heated towel rail and shaver point. Last (but not least) is the master suite (Romeo), fitted with a super-King size bed, matching bedside units, dressing table and stool, hanging rails, TV, as well as an open area with freestanding bath (and hand-held shower) and heated towel rail. The room opens out into a seating area with two armchairs and table, and picture 'Velux' windows with panoramic views. A separate cloakroom has a vanity unit/wash-hand basin, w.c., and shaver point. N.B. All duvets, pillows, linen and towels are provided. Tenants will need to bring beach towels. A travel cot and high chair are provided.

BATH/SHOWER ROOMS In addition to the two/three en suites (above) is a family bathroom on the first floor comprising bath, shower (over), vanity unit/wash-hand basin, w.c., heated towel rail and shaver point.

UTILITY ROOM A utility area has a washing machine and tumble dryer.

OUTSIDE A large balcony runs the full length of the house and has superb views over the beach and out to sea. A garden table seats up to eight people comfortably. In addition two private pathways within the grounds provide direct access to South Sands beach. THE HOBBIT HOUSE Located approximately half way down to the beach is a very special beach house with shower, fridge, open fire and outdoor furniture (including two sun-loungers) the perfect spot to watch the world go by...

PARKING Ample off-road parking for 4-6 cars (maximum 2 cars per apartment if booked separately)

OTHER INFORMATION Mostly wooden flooring throughout with carpet in the majority of bedrooms. An oil fired boiler supplies hot water and under-floor heating. Wireless broadband internet available. Strictly no smoking permitted. Up to 2 small well-behaved dogs are welcome, or one per apartment (dependant on breed and with owners consent). With easy access to beaches and coastal walks there's plenty to keep your four-legged friend entertained.
