NEW PROPERTY FOR 2014

Sunnyside is a delightful four-storey Victorian terrace house with very pleasant views over Dartmouth and to the river beyond.  Conveniently located just 10 minutes or so mostly downhill walk into Dartmouth town centre.  The well presented accommodation is equipped to a very good standard throughout and also enjoys the benefit of a superb decked sun terrace (ideal for al fresco entertaining), as well as separate garage parking within a few minutes walk of the property for a one car.

LOCATION The property is in Victoria Road, approximately 1.5 mile (10-15 minutes walk) from Dartmouth's array of boutiques, restaurants and tea rooms, and within easy reach of the beautiful River Dart.  Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.

VIEWS From most rooms there are lovely, panoramic views over and across the town and towards the river and Kingswear beyond.

ENTRANCE A flight of stone steps lead down from Victoria Road to the main entrance, and into the ground floor hallway.  There is access at this level to the master bedroom and bathroom with stairs leading up and down to the other accommodation. 

KITCHEN/DINING ROOM At lower ground floor level is a bright and sunny kitchen/dining room with a lovely large bay window offering views to the river, and access out to the superb decking area.  The modern, fully equipped kitchen has wood laminate flooring, a range of attractive fitted units, Stoves range cooker (featuring five-ring gas burner, griddle and two electric ovens), microwave, integrated fridge/freezer, washing machine and dishwasher, and Krups coffee machine. The dining area has a small flat screen TV, oak table and chairs to seat six comfortably.

SITTING ROOM At first floor level is a good-sized, light and airy sitting room with feature stone fireplace. Comfortably furnished with two large sofas, pouffe, coffee table, flatscreen TV (with Freesat), DVD player, sideboard and (beer/wine!) fridge. This room also offers lovely views over the River Dart via a lovely bay window with cushioned seating.

BEDROOMS Three in total.  At ground floor level is a very sunny master bedroom with super-King size bed (that can be made split into two singles on request), bedside tables, wardrobe, dressing table and chair, wall-mounted TV (with Freesat), DVD player, and bay window with cushioned seating.  On first floor is second bedroom with double bed, bedside unit/shelf, hanging space, dressing table with stool, iPod dock and radio.  Finally on the second floor (attic room) is a twin bedroom with two single beds, bedside units, hanging space, dressing table with stool, and excellent views.  All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOM On the ground floor (adjacent to the master bedroom) is a very spacious bathroom with painted wooden flooring, bath, separate shower cubicle (with electric shower), w.c. and wash-hand basin.  CLOAKROOM On the first floor with w.c. and basin.

BABY FRIENDLY FACILITIES All of the following are available on request: Travel cot, stairgate, highchair, child-friendly eating and drinking utensils.

OUTSIDE At lower ground floor level is a superb, two tiered sun deck with table and chairs, and lovely views over the town.

PARKING Garage in Victoria Road (approx. 5 mins away) with room for one car. (Dimensions D5.19m x H2.1m x W2.25m).

DART MARINA SPA MEMBERSHIP Guests can enjoy the use of the luxury facilities of the Dart Marina Health Spa, including indoor pool, steam room, Jacuzzi, gym and beautifully designed relaxation areas. Please check directly with the Spa for opening times and for restrictions on when children can use the pool. Beauty treatments from Elemis are available, which should be pre-booked to avoid disappointment, with 10% discount for those staying in Sunnyside.

OTHER INFORMATION Mostly carpeted throughout but with painted wooden/laminate flooring in some rooms.  Combi-boiler supplies central heating and instant hot water. Wireless broadband internet available.  Strictly no smoking permitted but two well behaved dogs are permitted on request.
