A fully renovated and refurbished 19th Century traditional farm-workers stone cottage, situated in a relatively quiet, mainly residential area of Salcombe yet within a short walk of Batson Creek, the town centre and the picturesque waterfront. The cottage has been beautifully restored to provide a contemporary, comfortable and modern interior. Outside there is a good sized terrace with table, chairs and a barbecue - perfect for al fresco dining.

LOCATION Set in a relatively quiet, mainly residential area of Salcombe yet within easy distance of the towns' boutiques, restaurants and famous waterfront. Batson Creek is just a few minutes walk away for quick access to the slipway and car park.

LOUNGE/DINING ROOM The cottage is accessed directly from Shadycombe Road into a long open plan lounge/dining room with a further sitting area towards the rear with two small chairs, table and iPod docking unit. The lounge itself is very well presented and features a double sofa, armchair, occasional furniture, contemporary wall-mounted fire, plasma television and DVD player. Large oak dining table with bench seating. Sliding glass doors lead out to a balcony and access to the rear courtyard.

KITCHEN Narrow wooden stairs lead down from the lounge to a stylish and well equipped kitchen with modern units, 4-ring ceramic hob, electric oven, fridge, freezer, dishwasher, washer/dryer and microwave. Towards the back of the kitchen is a....

CLOAKROOM with w.c. and wash-hand basin.

BEDROOMS Three in total. On the first floor is a master bedroom with double bed, hanging space and bedside units, and a twin room with single beds and bedside unit. On the second floor (attic level) is a further bedroom with double bed and drawers. N.B. All duvets, pillows, bed linen and towels provided.

SHOWER ROOM On the first floor is a fully tiled shower room with under-floor heating, power shower, wash-hand basin. Separate w.c. next to shower room.

OUTSIDE Good sized terrace to the rear of the cottage with table, chairs and gas barbecue.

PARKING * A seasonal parking permit is provided for one car in the long-stay car park (approximately 3 minutes walk away) valid from 4th April for 6 months.

OTHER INFORMATION Flooring is mainly oak on the ground floor and basement levels with carpet on the first and second floor. Full gas central heating and hot water. Wifi available. Strictly no smoking. One small dog by arrangement.
