Southcliffe has been extensively refurbished over recent years and offers very comfortable, well-equipped accommodation for a family or couples. A superb wooden balcony opens onto a delightful decking area and garden with direct access to the estuary. Parking for one medium-sized car nearby.

LOCATION On the outskirts of Kingsbridge but within walking distance (three quarters of a mile) of the towns' shops, restaurants and other facilities. The beautiful Start Bay coastline is within a pleasant 5 mile drive whilst the famous sailing town of Salcombe is within 10-15 minutes drive (or gentle cruise along the estuary tide permitting!)

ENTRANCE The front door leads into a hallway, off which are the (narrow and steep) stairs to the 1st floor, a ground floor bedroom and the living accommodation.

SITTING/DINING ROOM A lovely bright and sunny room with a series of picture windows to take in the panoramic view. Open working fireplace with stone surround and hearth, Large 37" flat screen TV, two large sofas, armchair and door out to balcony, decking and garden. Dining table with bench seating and chairs.

KITCHEN Modern and well-equipped kitchen with four-ring electric hob, microwave, oven and grill, fridge, slim-line dishwasher, washing machine. Maple work-surface and fitted units.

BEDROOMS Three in total. On the ground floor is a pretty bedroom with 4'6" double bed, wardrobe, 19" flat screen TV and dresser. On the 1st floor is a second double bedroom with King-size mahogany bed, wardrobe, drawers/dresser and bedside units. Twin bedroom with 3' single beds, wardrobe, drawers and bedside unit. Stunning views from each of the 1st floor bedrooms. N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOM with bath with large Shower rose over, w.c. and wash-hand basin.

OUTSIDE Superb decked balcony opening into decking area (with picnic table) and garden. Direct access to the estuary from the garden.

PARKING For one medium-sized car in shared parking bay on Embankment Road. Additional/alternative parking available nearby.

OTHER INFORMATION Heating and hot water by gas-fired central heating. One well-behaved dog permitted (ground floor only). Strictly non-smoking. (N.B. Access to Southcliffe from Embankment Road is via a flight of mainly shallow steps - approx. 45 in total - and short pathways.
