The house is just a ten minute walk from the centre of Dartmouth in Above Town, whilst the Start Bay coastline can be easily reached by car and Blackpool Sands beach is just four miles away. LOCATION The house is approximately 8-10 minutes walk from centre of Dartmouth in Above Town, the narrow road that runs parallel to the river. The Start Bay coastline can be reached quickly and easily by car with Blackpool Sands beach just 4 miles away.

VIEWS Stunning views across the River Dart to Kingswear and beyond from most of the rooms and the front terrace.

ENTRANCE A flight of stone steps lead up from Above Town to the front terrace and main entrance. A hallway leads in turn to the ground floor accommodation and stairs to upper levels.

SITTING/DINING ROOM A bright and sunny room with large French window opening out onto the front patio to take in the panoramic view. TV, DVD, two large sofas and armchair. Dining table and chairs. Door through to kitchen and utility room.

KITCHEN/UTILITY ROOM Well equipped kitchen/utility room with 4-ring hob and oven, fridge, dishwasher, washer/dryer, microwave, highchair and fitted units. Door out to rear yard.

BEDROOMS Three in total. On the first floor is a master bedroom with double bed and a built-in wardrobe, TV and French doors with Juliette balcony showing stunning views across the River Dart and 'Out to Sea'. A new good sized en suite with natural stone tile floor and walls with shower, wash hand basin and w.c. Also on the 1st floor is a family bedroom with full-size bunks, single bed and travel cot. At the attic level (2nd floor) is a good sized third bedroom with wonderful views, double bed, built-in wardrobe and cupboards. N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS In addition to the en suite (above) is a recently refurbished bathroom on the 1st floor landing level. Bath, electric shower (over), w.c. and wash-hand basin.

OUTSIDE Good sized terrace to the front of the house with table and chairs. In addition a decking area to the rear - reached via step - offers outside seating space with good river views and also views of the Britannia Royal Naval College.

PARKING For one car in shared car-port (immediately below the house on Above Town).

DART MARINA SPA MEMBERSHIP Guests can enjoy the use of the luxury facilities of the Dart Marina Health Spa, including indoor pool, steam room, Jacuzzi, gym and beautifully designed relaxation areas. Please check directly with the Spa for opening times and for restrictions on when children can use the pool. Beauty treatments from Elemis are available, which should be pre-booked to avoid disappointment, with 10% off for those staying at Out to Sea.  Please check details with the office.
