When buying a new home you expect everything to be in immaculate order, after all, the house has just been built. Most new houses come with a ten year NHBC warranty which guarantees it against structural defects. However this warranty does not cover you for minor problems with the house that so many new homes seem to have these days.
Here are some things that you can do to reduce your chances of buying a defective new home:
- Buy from a developer that has a good reputation.
- Do not just view the show home, try to inspect other properties on the site to see what the finish is really like.
- Try to talk to other people on the site and get a feel for their relationships and dealings with the developer.
- Consider visiting other developments built by the same company and see what their condition is now that are lived in. Ask residents if they have had any problems.
