Buying a House - Estate Agents

Estate agents can be quite particular about the stage at where their potential clients are at before making a decision about whether to help them sell their house. Estate Agents are deemed untrustworthy by the society of today and are there to make a living just like the rest of us however, they tend to use us to make their living by selecting the best properties to sell.

Things that will make you desirable to an estate agent:

  • you are a first time buyer
  • you have sold you own property and have a completed chain
  • you are in rented accommodation
  • you are able to proceed without selling your current property

Estate agents will be happy to tell you everything about new property on the market as soon as it comes in. They will do this as they will also be guaranteed a quick and hefty commission but they will put in the effort for it.

If you are selling your house locally you will also be a good candidate for the estate agent because as you have a property on the local market either with the same agency or another . The estate agents know the market and know whether and for how much you will sell. It is a smaller guarantee of their wages. Their advice may be to advise you to sell your own home quickly so that you can set about buying a new home at a faster rate. Do not do this if you are not ready.

If you are moving out of the area and have not yet sold your house as yet then there is no fee for the agent to earn any money from you so they are less likely to want to help you.

Registering with the estate agent

It is best to register in person as this will help you to build up a better relationship with the agency. It will also help to ensure that the agency thinks of you when a new house comes onto the market.

Try to register with as many agents as possible even the one who do not specialise in what you are looking for as they will often have something that may be for you.

Once you have registered with an agent they will then send you all the details of new properties on the market when they are released, which are in you price range. Often you receive details of properties that do not even meet your basic requirements. They will do this in the hope that one person will have a change of mind and purchase the property at a long shot.

It is an idea to remain in good contact with the agencies and make sure that the have contact details for you at all times so that if a property becomes available, the agent can get hold of you to have a look around before the property is on the market to everybody else. It might even be advisable to ring the agencies at least once a week to see if there is anything new and again to get yourself known to these people and show them that you are serious.
