A substantial Grade II listed cottage dating back to the late 1600's, divided over three floors and located within a minute's level walk from the centre of the town. The cottage is comfortably furnished and presented to a good standard with a lovely conservatory leading out to a private courtyard - ideal for barbecues and al fresco dining. Dartmouth's array of boutiques, art galleries, cafes, pubs and restaurants are all within a short walk as is the delightful waterfront and River Dart.

LOCATION Located only a minutes level walk from the centre of the town famed for its shops, restaurants, pubs and galleries.

SITTING ROOM With corner sofa, flat screen television with freeview and DVD player. Wooden floor and feature fireplace with wood burning stove.

BEDROOMS Four in total - all large, light and airy facing the front of the property with window seats. On the first floor is a double bedroom with King-size bed, Freeview TV, wardrobe with drawers and original feature fireplace. A twin room with two 3' single beds, Freeview TV and wardrobe with drawers. On the second floor a double bedrrom with Freeview TV, wardrobe and drawers. En suite shower room with corner shower cubicle and electric shower, wash hand basin and w.c.  Master bedroom with wrought iron King-size four poster bed, TV with Freeview, wardrobe and drawers and original feature fireplace. En suite shower room with corner shower cubicle and electric shower, wash hand basin and w.c. N.B. All duvets, pillows, linen, towels and tea-towels are provided.

BATHROOMS Three in total. In addition to the two En suite shower rooms, the family bathroom on the first floor has a bath, (with shower over), wash hand-basin and w.c.

UTILITY ROOM Located off the side of the conservatory housing a washer/dryer and freezer.

CONSERVATORY To the rear of the property is a conservatory that makes an ideal games room for children. 'Sofa' bean bag, two armchairs and flat screen TV, DVD player, X-Box and games, CD radio (will connect to MP3 player), selection of books, board games and DVD and CD collection. Double doors leading to outside courtyard.

OUTSIDE Small courtyard area to the rear of the property with table and chairs, barbeque and chimnea.

PARKING *A parking pass is provided for the long stay car park.
