.The cottage is situated in a quiet hamlet ,surrounded by woods a mile from Boat of Garten,5miles from Aviemore.
Newly built to a high standard throughout
Ptarmigan and Osprey are both new builds replacing Conifer Cottages.Osprey has 5 bedrooms sleeping 10
PTARMIGAN has 3 bedrooms ,a master bedroom with a king size bed and 2 rooms with twins.
Downstairs are the twin bedrooms ,disabled toilet /wetroom , large open kitchen,utility room,dining area ,including couch and TV ,leading out onto Patio with Garden Furniture and BBQ
Upstairs has a large lounge with wide screen TV,DVD and Cinema Surround along with a wood burning stove,the main bathroom and toilet and the master bedroom with ensuite shower.
It is surrounded by a large secure garden looking onto woods with the Cairngorms visible in the background.
Adjacent parking has room for 2 cars.
A bird table is visited by red squirrels,woodpeckers and a large variety of small birds.House Martins have built their nest above the kitchen door..Roe deer can be seen and along with local rabbits are finding the garden to their taste!
The heating is by under floor central heating,the cottage having
been built to the highest heating efficiency.
The cottages are situated in the Cairngorm National Park a mile from Boat of Garten,5 miles from Aviemore.
An ideal location for touring the Highlands with Inverness and Loch Ness less than an hour's drive away,Braemar/ Balmoral within easy reach and Skye a few hours away.
Edinburgh and Glasgow are less than 3hrs away by car.
Aviemore is on the main railway network with direct services to Edinburgh,Glasgow,Inverness and London.A local bus service links Aviemore Granton and Aviemore Mountain Resort
Inverness Airport has connecting flights to most main UK airports.
Boat of Garten has a post office ,hotel and bar,2 restaurants , local grocery shop and bike hire shop.
Boat is home to the Speyside Steam Railway which links Aviemore to Broomhill with a further extension being built to Grantown -on-Spey.
