Little Noddon Barn
New for 2013. A comfortably furnished and well presented barn conversion, equipped to a good standard throughout and retaining many original features including exposed stone walls and cross-beams. The accommodation is on two levels and is ideally suited to families or couples (with or without dogs) looking for a quiet retreat in a country location but within quick and easy access of local villages, beaches and spectacular cliff walks.
LOCATION The property is one of two detached barns less than 1 mile from the pretty village of Ringmore and within a short drive local beaches and amenities, including the popular surfing waters at Bantham and Bigbury-on-Sea. The world renowned Burgh Island with its Art Deco hotel and traditional pub (The Pilchard Inn) are just a few miles away.
VIEWS There are lovely views across neighbouring farmland from most rooms and the garden.
ENTRANCE The barn is set back a little way from the parking area and is accessed via a path and small stone footbridge that crosses over a shallow pond (in front of the neighbouring barn). A wooden door leads into the kitchen/dining area with slate tiled floor and access to all the ground floor accommodation. Stairs lead up to the bedrooms on the first floor.
KITCHEN/DINING ROOM The kitchen has a range of Shaker-style handmade units, oak worktops, freestanding electric range (five rings and two ovens), dishwasher, microwave and fridge/freezer. A door leads out to the garden. A small utility area under the stairs houses a washing machine. The dining area has an oak table and six chairs.
SITTING ROOM Steps lead down from the kitchen to a light and sunny sitting room with high vaulted ceiling and doors out to the terrace and garden. Two comfortable double sofas, widescreen TV, DVD player and glass-topped coffee table.
BEDROOMS Three, all on the first floor. The master bedroom has a pine King-size bed, bedside units, chest of drawers, fitted wardrobes, and fully tiled en suite with walk-in shower, stone basin and w.c. The second bedroom has a pine double bed, bedside units and drawers, whilst the third is a twin with two pine single beds, bedside unit, drawers and wardrobe. N.B. All duvets, pillows, bed linen and towels supplied - tenants need to bring beach and tea towels.
BATHROOM In addition to the en suite (above) is a filly tiled bathroom with bath, w.c., wash-hand basin and heated towel rail.
OUTSIDE To the side and rear of the cottage is a very attractive and mostly enclosed area of garden with two stone terraces and garden furniture
PARKING Allocated parking for one car with additional space/s usually available
OTHER INFORMATION The barn has a combination of stone tiles with under-floor heating on the lower level and oak flooring on the first floor. Thermostatically-controlled central heating (oil fired) and hot water. Up to two well-behaved dogs permitted (additional dogs also welcome by arrangement). Strictly no smoking permitted. dial up internet (via cable) and telephone available.
