Gooder House is a very well presented wholly refurbished Victorian end terrace house with good river and sea views, ideally located just 5 minutes downhill walk into Dartmouth town centre.  The tastefully furnished accommodation is divided over three floors, and is equipped to a very high standard throughout - the house also enjoys the benefit of a lovely sheltered terrace, ideal for al fresco entertaining, as well as integrated garage parking for a small/medium family car

LOCATION The property is in Above Town, a narrow lane (steep in places) that runs above and parallel to the River Dart.  Dartmouth's boutiques, restaurants and tea rooms, as well as the river itself are just 5-10 minutes walk away.  Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth

ENTRANCE The property is accessed directly from Above Town into a ground floor hallway off which is a twin/double bedroom and door to the garage - stairs lead up to the first floor accommodation.

KITCHEN/DINING ROOM This bright and spacious open-plan area (on the first floor) features a modern, fully equipped kitchen with tiled flooring and four skylights (including one large, electronically controlled Velux window). The kitchen has a range of attractive fitted units, wooden worktops (extending to a breakfast bar), five-ring gas hob, electric eye-level oven, microwave, integrated fridge, freezer and dishwasher. The dining area has a flat screen TV and large wooden table and chairs to seat six comfortably.  Bi-folding doors lead out to the rear terrace, whilst stairs wind up to the sitting room above.

UTILITY ROOM Accessed from the kitchen with washing machine.  A door leads into a SHOWER/CLOAKROOM with a shower cubicle, wash-hand basin, w.c. and heated towel rail.

SITTING ROOM At second floor (attic) level is a good-sized, light and sunny sitting room. Comfortably furnished with two large sofas, armchairs, coffee table, flat screen TV, DVD player. This room offers lovely views over the River Dart and the sea via dormer windows and a Juliet 'Velux' balcony.

BEDROOMS Three in total.  At ground floor level is a twin bedroom with two single beds (that can be made into a super King-size bed on request), bedside units, wardrobe/shelves and a fully tiled wet room with shower, w.c., heated towel rail. The lovely first floor master bedroom has two single beds, bedside units, wardrobe/shelves, flat screen TV and fully tiled en suite with large, walk-in shower, wash-hand basin, w.c., heated towel rail and under-floor heating.  Also at this level is a second bedroom with double bed, bedside units and walk in cupboard.  All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS In addition to the en suites and shower rooms above is a beautiful family bathroom on the first floor with bath, w.c., wash-hand basin and heated towel rail.

OUTSIDE A pretty tiled terrace to the rear of the property.
