A very well presented terraced cottage offering a high standard of accommodation and with stunning views over the River Dart and across to Kingswear. Ideally located in the very heart of the town and just a few yards from the historic Yacht Club and river's edge, the property is within a short level walk of Dartmouth's array of pubs, restaurants, boutiques and galleries. The accommodation is divided over three floors and is tastefully furnished and equipped for family groups or couples looking for a central base in the town with great views.

LOCATION South Embankment is the road running parallel to the River Dart in the centre of Dartmouth. The historic Yacht Club is just a couple of doors further along the road whilst most pubs, restaurants, boutiques and galleries are within a short, level walk. The Start Bay coastline can be reached quickly and easily by car with Blackpool Sands beach just four miles away.

VIEWS The cottage has fantastic views over the River Dart and across to Kingswear from the breakfast room, lounge/dining room and master bedroom.

ENTRANCE The property is accessed from a side entrance at ground floor level. A small lobby leads into the kitchen/breakfast room.

KITCHEN/BREAKFAST ROOM On the ground floor is a very good sized kitchen/breakfast room with views across Embankment Road to the river beyond. Modern galley kitchen with granite worktops, oak flooring, 7-ring gas range, double oven, dishwasher and fridge/freezer. LOUNGE/DINING ROOM On the first floor is a large comfortable lounge/dining area with fantastic views. Leather double sofa with corner unit/seat in front of a lovely bay window. Widescreen television with DVD player. At the other end of the room is an oak dining table and five chairs.

BEDROOMS Three in total. On the first floor is a small bunk bedded room (recommended for younger children only). On the second floor is a double bedroom with wooden framed bed and bedside units - and master bedroom with King-size oak framed bed, wardrobe and drawers, and en suite bathroom (with bath, hand-held shower, w.c. wash hand basin and heated towel rail).

SHOWER ROOM In addition to the en suite is a fully tiled shower room on the first floor with shower, w.c, wash-hand basin, heated towel rail, shaver point and light.

OUTSIDE Small courtyard of wooden decking directly outside the kitchen with table and chairs. (N.B. The path adjacent to the courtyard is a seldom used right of way leading through to Embankment Road).

PARKING* A seasonal parking pass is provided for the Mayors Avenue car park from 29th March 2014 for 6 months.

OTHER INFORMATION The cottage is mainly carpeted through out but has oak flooring on the ground floor. The property has gas fired central heating and hot water. Pets are not accepted and the property is strictly non-smoking.
