Little Cotton Farm is set within three acres of land in a beautiful tranquil rural location just five minute drive from Dartmouth, and just a short drive from the stunning Start Bay coastline and beaches. An ideal retreat for families with a range of facilities available to keep children of all ages entertained - from the pretty courtyard an opening leads through to a natural meadow and pond, with picnic benches to sit and enjoy the wildlife.

The Barn

The barn adjoining the farmhouse has been sensitively reconstructed in recent years to provide a very high standard of accommodation whilst retaining many of the traditional quirky features and beautiful original characteristics. The spacious property is perfect for a families of up to six, offering a stylish living space with contemporary furnishings and a lovely sunny patio for dining al fresco.

ACCOMMODATION A delightful property with an interesting layout and quirky features, with beautiful flagstones downstairs and wooden flooring upstairs.  The first floor can be accessed via one of two sets of wooden stairs.

ENTRANCE A long light entrance hall with plenty of hanging space for coats and shoe storage etc. 

UTILITY/LAUNDRY ROOM A large room with washing machine, tumble dryer, clothes airer, fridge/freezer and glass fronted chiller unit.  A separate door leads to a SHOWER ROOM  with a large electric shower, sink and wc.

THE SNUG A cosy sitting room with sofa, large beanbag, lounger and slab beanbag. TV with Freeview, CD/radio and Nintendo Wii.  A range of children's videos, DVD's  and Wii games are available to guests plus a selection of board games and books for colouring.

SITTING ROOM  Also on the ground floor floor is an open plan sitting room with two leather sofas, beanbag chairs and slab beanbag. Widescreen wall mounted TV with BT Vision/DVD player.

KITCHEN/DINING ROOM Light modern kitchen with range cooker, fridge, dishwasher and microwave.  The dining area has a table, bench seats and chairs for six and a flatscreen TV.  Large French doors open onto a sunny patio area with fantastic views over the fields and play area.

BEDROOMS Three, all on the first floor.  A large double bedroom has exposed beams, original barn features and picture window overlooking the courtyard and across the neighbouring fields and farmland.  There is a King size bed, bedside tables, large drawers, modern hanging space and storage chest.  Flat screen TV with  Freeview and DVD player.  Ensuite shower room with shower, w.c., wash hand basin and heated towel rail. The second bedroom has a super King size bed (that can be split on request to provide two single beds).  Large drawers, modern hanging space, storage chest, flatscreen TV with Freeview and large window with views of the courtyard and fields.  The third bedroom has twin beds, bedside table, large drawers, modern hanging space, storage chest, flatscreen TV with DVD and Freeview and window with views of the country lane.  NB  All duvets, pillows, bed linen*, bath mats, towels* and tea towels - except those for the beach are supplied.  (Excluding short breaks - can be hired at an additional cost).

BATHROOMS In addition to the ensuite (above) and ground floor shower room, is a large family bathroom on the first floor with free standing bath, hand held shower, wc, hand basin and heated towel rail.

OUTSIDE Double doors from the kitchen lead out to a sunny patio with picnic table overlooking fields, outdoor and indoor play areas.

BABY FRIENDLY FACILITIES The Barn provides a travel cot, highchair/toddler seat, baby bath, potty/toilet seat and step, bed guard, monitor and plastic eating utensils. 

PARKING Adjacent to the courtyard is parking for two cars.
