The beautiful sandy beaches at Bigbury, Bantham and Thurlestone are within five miles or so whilst the stunning harbour and estuary of Salcombe is a pleasant 15-20 minute drive.

LOCATION The property is set back in a small courtyard just off Towns Lane, within a few minutes walk of the village pub and shop. The sea is just a 10-15 drive away with sandy beaches at Bigbury, Bantham and Thurlestone where there are also wonderful cliff walks - the beautiful harbour and estuary of Salcombe with its miles of sheltered water is within a pleasant 10 mile drive.

ENTRANCE The entrance porch leads from the driveway into the farmhouse kitchen.

KITCHEN/BREAKFAST ROOM A cosy and attractive kitchen with a range of pine units, hardwood work surfaces, Belfast sink, two-oven Sandyford range, dishwasher, fridge/freezer, washing machine and tumble dryer. Pine breakfast table with pew seating and chairs. Through to sitting room.

SITTING ROOM A bright and sunny room with Inglenook fireplace, wood burning stove, two double leather sofas, chairs, TV and DVD player. Door through to conservatory and garden beyond.

CONSERVATORY/DINING ROOM A large conservatory overlooking the rear garden and terrace. Dining table and seven chairs. Door through to study.

STUDY/SNUG A small room on the ground floor with sofa, piano, board games etc.

CLOAKROOM On the ground floor with w.c. and wash-hand basin.

BEDROOMS Four in total. On the first floor is a good sized master bedroom with pine double bed, bedside units, wardrobe, drawers and en suite shower room with large shower cubicle and wash-hand basin. Two further bedrooms on the first floor, one of which is a small double with 4' bed, basin and wardrobe - the third bedroom is a single with wardrobe and drawers in adjacent hallway. The fourth bedroom is a twin room at attic level (2nd floor) for children only. N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS In addition to the en suite shower room is a family bathroom on the first floor with bath, shower (over), wash-hand basin and w.c.

OUTSIDE To the rear of the barn is a good area of lawned garden with a fish pond and terrace with wooden table, chairs and parasol. Barbeque available.

PARKING Off road for up to two cars.

OTHER INFORMATION The property enjoys the benefit of oil fired central heating and hot water. Mostly wooden flooring throughout. Strictly no smoking. One well-behaved dog is permitted. Wireless broadband internet available.
