A spacious middle floor apartment in what was originally one large house within just a few minutes walk of Dartmouth's boutiques, art galleries, restaurants and delightful waterfront. LOCATION A few easy minutes walk to Dartmouth's main town centre along South Town, which runs parallel with the River Dart.

VIEWS Excellent panoramic views from living / dining room and master bedroom over the River Dart and out to Kingswear.

ENTRANCE Access is via a private side gate and up one flight of steps to the front door which opens directly into the kitchen.

KITCHEN Modern fitted units with marbled work surfaces. Well equipped with electric oven and gas hob with extractor over, microwave and larder fridge.

UTILITY ROOM Small annexe to kitchen containing washing machine/dryer, dishwasher and a small freezer.

LIVING/DINING ROOM A spacious room with high ceilings and original fireplace (not in use). A breakfast table in the window allows the amazing river views to be enjoyed in comfort. Furniture comprises a large sofa, two leather and two upright chairs, as well as a TV,DVD player and iPod docking station. The TV is connected to a dual tuner Personal Video Recorder (PVR) that receives, records/playsback and pauses all Freeview Digital TV channels and digital radio. One end of the room is occupied by a dining table and five chairs.

BEDROOMS Three: master bedroom is spacious and airy with a traditional wrought iron king-size bed. It also contains an original feature fireplace (not in use). Furniture includes wardrobe, chest of drawers, bedside tables and lamps and upright chair. The window looks out onto the River Dart and across to Kingswear. The view can be enjoyed sitting up in bed! The second bedroom is also very spacious and contains twin single beds. This room also has an original feature fireplace (not in use), wardrobes/cupboards, chest of drawers and bedside table. The third bedroom is smaller and contains one single bed, bedside table and wardrobe. N.B. Linen and towels are provided.

BATHROOM The spacious refurbished bathroom comprises a new 'kidney shaped' bath with shower over, wash hand basin with white storage unit and w.c. with wood panelling and blue walls and a lovely slate floor. Airing cupboard.

PARKING* A seasonal parking pass is provided for the Mayors Avenue car park from 11th April 2014 for 6 months.

OTHER INFORMATION The apartment is carpeted throughout with the exception of the vinyl floor in the kitchen. The property has full gas central heating. Children are welcome, but smoking and pets are not permitted.
