Clementine Cottage is a pretty, detached, single storey barn set in its own grounds, adjacent to the owner's Georgian farmhouse, and with allocated parking for one-two cars. It has been extensively refurbished and renovated in recent years and has lovely views across the rolling South Devon countryside to the sea at North Sands and beyond.

LOCATION The barn is in a wonderful setting of outstanding natural beauty set within 87 acres of farmland, and just 1 1/2 miles from the beautiful estuary town of Salcombe, with its spectacular coastline and fine sandy beaches. The village of Malborough - with two pubs, post office/village stores and garage - is only 1 mile away. Salcombe or Malborough can now be reached via a new cycle/walk path at the top of the drive.

KITCHEN/LIVING/DINING ROOM Superb open plan room with double French doors out to the terrace and garden. Well equipped kitchen area with fitted oak units, five-ring gas range cooker and oven, dishwasher, fridge, freezer, microwave and washer/dryer. Dining table and four chairs. Comfortable and tastefully furnished sitting area with two sofas, TV with Sky+ (Freeview), DVD player, CD hi-fi and wood burning stove for cosy Winter evenings!

BEDROOMS Master bedroom with King-size bed, wardrobe and drawers. Small second bedroom with twin 3' beds. N.B. All duvets, pillows, bed linen and towels (including those for the beach) are provided.

BATHROOM Stone tiled bathroom with bath, shower (over), wash-hand basin, w.c. and heated towel rail.

OUTSIDE Private enclosed garden and patio bordering the farm and taking full advantage of the lovely unspoilt views to the sea. Garden furniture and barbecue available.

PARKING For 1-2 cars adjacent to the barn.

OTHER INFORMATION Mostly fitted carpet throughout. Gas fired central heating and hot water. Telephone with honesty box available. Strictly no smoking or pets permitted. WiFi connection.
