A delightful Victorian terraced house, fully refurbished and elegantly furnished  to a very high standard throughout. The two storey property is ideally suited to one/two couples or perhaps families with older children seeking luxury accommodation and good river and out to sea views within comfortable walking distance of the town.

LOCATION The house is in Above Town, a narrow lane (steep in places) that runs 'above' and parallel to the River Dart.  Dartmouth's boutiques, restaurants and tea rooms, as well as the river itself are just 5 minutes walk away.  Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.

VIEWS Lovely views of the River Dart from the sitting room with even more expansive views across and out to sea from the first floor double bedroom.

ENTRANCE The house is accessed via the front terrace  - the front door leads into a lobby/hallway with level access to the living accommodation at this level. 

SITTING/DINING ROOM The entrance leads into a stylishly presented sitting room with two large leather sofas, leather pouffe, attractive bay window seat (to take in the superb views), marble fireplace with contemporary gas fire, wall-mounted flatscreen TV (with Freeview) and DVD player.  The dining area has an oak table and six leather/oak chairs, sideboard and radio/iPod docking unit.  A glazed door leads through and down into the kitchen. 

KITCHEN An immaculately presented kitchen with beautiful cream units, black granite worktops, four-ring halogen hob, eye-level oven and grill, American fridge/freezer, dishwasher, washing machine, microwave, radio and stone tiles with underfloor heating.

BEDROOMS Two, both on the first floor.  An elegantly dressed master bedroom with panoramic views.  King-size wooden bed, bedside units, built-in wardrobes, dressing table and chair, window (mini) seating in the bay, wall-mounted TV, and door to small balcony. Also at this level is an en suite twin room with two single beds, bedside unit and wardrobe/drawers. Fully tiled en suite with large shower unit, wash-hand basin, w.c. and heated towel rail.  N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS In addition to the en suite (above) is a fully tiled family bathroom on the first floor with bath, shower (over), w.c., wash-hand basin and heated towel rail .

OUTSIDE Spacious terrace to the front of the house with lovely views and granite-topped table and chairs. (N.B. There is a right of way across this area to the neighbouring cottages).

PARKING* A seasonal parking pass is provided for the Mayors Avenue car park from 29th March 2014 for 6 months.

OTHER INFORMATION Beautiful oak flooring on the ground floor with carpets in both bedrooms and stone tiles in the kitchen and bath/shower rooms. Gas fired central heating and instant hot water via combi boiler.  Strictly no smoking or pets permitted.  Regrettably this cottage does not allow children under 10 years of age.
