Let’s try and summarize what this amazing waterside home offers to the discerning guest. This spacious detached property, recently totally refurbished to the highest standards, overlooks the estuary with its own private sandy beach and a mooring for small boats. Light airy rooms open onto a wonderful railed ship’s style decking that overlooks the estuary, across to Salcombe and the “Bag”, a sheltered haven for all manner of yachts. From the house garden steps lead directly down to the beach allowing guests to take advantage of the low water mooring provided. (Ask for details). Fantastic views from the decking, garden and most windows will not fail to delight you, especially the master bedroom, which has particularly enchanting views up the ‘Bag’ and across to Salcombe. There is ample outside seating on which to relax and enjoy al fresco dining, where you can spark up the barbecue whilst sipping a refreshing aperitif, enjoying the ever changing spectacle afforded by this beautiful estuary. Convinced yet? Well inside is just as good, with a lovely open plan living and kitchen area looking out through extensive glazing to the water. There is a separate lounge/TV room enabling some quiet alone time. A downstairs wet room gets rid of the salt and sand after swimming or boating and a wonderful imaginative bunk room means that 6 noisy children have their own hideaway. Upstairs three large double bedrooms, two with en-suite will give you a peaceful night after the excitements of the day and the whole house is set in its own very private and secluded mature grounds with ample parking. Salcombe, with all its attractions is a ferry or boat ride away and the whole of the estuary, with its great beaches and secret inlets begs to be explored. Hopefully this gives you an enticing flavour of what this property has to offer, but we assure you that the reality is even better.
Accommodation:
Hallway with feature gas log fire shared with lounge. Large open plan living room comprising lounge area with leather corner sofa and seating with folding glazed doors that open fully onto the luxury yacht-style deck area. Dining area with table and chairs to seat 8. The modern kitchen has exposed beams with roof skylights and is equipped with every imaginable convenience including ceramic hob, eye level grill and oven, dishwasher, microwave and an American style fridge and freezer with wine cooler as well as an island unit breakfast bar with stools. Separate lounge/TV room with two sofas and lounger, large flat screen TV, DVD and Freeview. At the rear a large wet room with shower, WC and hand basin and adjacent utility room with washing machine and tumble dryer. Door into the children’s bunk room (sleeps 6) with two 3ft beds (can be joined to make double), a separate 3ft single, a suspended 3ft bed over the twin and two further bunk beds arranged in maritime style in their own recess, as well as a good sized walk in wardrobe. The master double bedroom is on the first floor with 6’ bed and unparalleled views of the estuary, en-suite bathroom with bath and hand held shower, hand basin and WC. Second double bedroom with two 3ft beds pushed together to form a double (can be a twin room) and classic views over the garden and beach. Rear double bedroom with 4ft 6in double bed and en-suite bathroom with bath and hand held shower, hand basin and WC. Family shower room, with walk in shower, hand basin and WC.
Outside:
Large decked area, directly over the beach, with seating for 6 and and also dining table with seating for 8. Two gas barbecues. Lawn to one side with drive, parking and patio to the other side with outside shower and paths winding down through wooded areas to the beach.
Parking: Parking for 4 medium sized cars (one under car port).

- Boats: Running mooring for boats up to 22’. (Boats can be launched at Salcombe or less than a mile from the house.)
- Amenities: Several local companies specialising in sailing, diving, boat hire and windsurfing in Salcombe. Passenger ferry runs regularly from East Portlemouth to Salcombe all through the year and a large passenger ferry connects Salcombe and Kingsbridge, depending on tides.
