This beautiful south facing waterside property is set alongside the tidal waters of the Yealm estuary between the twin South Devon villages of Noss Mayo and Newton Ferrers, where calm waters lap the banks of the lane only a few feet from the front door of this utterly charming cottage.

Discerning guests will be in for a treat here; Tides Reach is supremely comfortable, beautifully furnished, enjoys generous and most attractive reception rooms that include a glorious sun room, which opens to an enclosed waterside patio. Great views can be enjoyed from the pretty garden and the cottage is warm and welcoming, a wonderful spot to appreciate the excellent pubs within walking distance in both villages and the superb cliff top walks through National Trust woods to the glorious headland that overlooks Wembury Bay and the  Mew Stone. The more energetic guests can take to the water, so bring your own dinghy or kayaks and explore this boatman's paradise in the sheltered waters of the estuary. A small welcome hamper of Devon produce is provided.

Accommodation:
Front door directly into a superbly fitted and equipped kitchen with gas fired 4 oven Aga, twin hobs, gas hob, separate eye level electric double ovens, two larder fridges, microwave with grill, dishwasher and Freeview TV. Access to rear of cottage and a covered walkway with fridge/freezer and utility area with washing machine, tumble dryer, sink and hanging area for wet suits, boots etc. Beach toys supplied. Cloakroom with basin and WC. Handsome dining room with slate floor and open fireplace (not for use). Study/music room with keyboard, desk and access to front glazed porch. Charming sitting room with open fire, sofa, armchairs, flat screen TV with DVD, VHS and basic Sky package, Wii with games. Two steps up to the second sitting/sun room with estuary views, partly glazed roof, bi-fold doors that open to the garden patio, log burner and most comfortably furnished with sofa and chairs.
Upstairs: Bathroom with bath, shower over and hand basin. Separate WC. Master bedroom with fitted cupboards, 4ft 6in bed, Freeview TV, river views and a superb large en-suite bathroom with double ended bath and central taps, walk-in shower, basin and WC. Two further double bedrooms, both with 4ft 6in beds, fitted cupboards and river views.

Outside: The cottage sits alongside the lane that leads to Noss Mayo village. There is a small enclosed front garden with seating area and a path around the side of the cottage to a sunny patio area off the sitting/sun room, gas barbecue provided. Steps and a grassed slope (this is unguarded on one side so children will need supervision) rise to a delightful garden at the rear that enjoys great views over the estuary. A slipway and landing facilities are opposite the cottage for launching small craft or kayaks and there is access to the water 1.5-2 hours either side of high water. Storage by arrangement in advance with the River Yealm Harbour Master.
